TERMS AND CONDITIONS

The Customer Agrees to be bound by the following terms and conditions:

The Customer hereby rents space on the property known as Homerun RV Storage in Strathcona County, for the monthly/yearly rent as referred to above, on a monthly /yearly basis.

Rent is payable in advance, on the first day of the month during the term of tenancy or the first day of each year. Portions of months are charged as full months. Credit card payments are debited automatically. Tenant will have access to the premises between 6AM and 11PM Monday through Sunday, other times by appointment only. As long as their account is in good standing.

The Customer warrants that they are solely responsible for all property stored on the premises and they will carry ALL insurance on all property stored on the premises. The customer acknowledges that Homerun RV storage shall not be responsible in any way whatsoever for loss or damage of any kind to the property of the tenant on the premises at anytime, for any reason whatsoever, without limiting the generality of the foregoing, and without exclusion.

The customer also acknowledges that Homerun RV Storage shall not be liable whatsoever for any personal injuries of any kind sustained by any person in or around the premises, the entrance way, or any common areas associated therewith. The customer takes responsibility for their own unit at all times.

Customer will contact us with any changes (address, phone#, Description of item stored)

This agreement may be terminated by Homerun R.V. Storage for any reason and with just cause at anytime with 10 days registered notice to the tenant at the above address.

There will be a $45.00 charge for all NSF cheques or dishonored credit card payments, which will be added to the customer’s indebtedness to Homerun R.V. Storage. Non-payment of rent by the first of each month constitutes default for which there will be a $15.00 service charge. The customers access to the premises will be prohibited while rent is in arrears. The customer acknowledges that if the rent remains unpaid 60 days after due date Homerun R.V. Storage will apply a $10.00/day fee over and above all other fees. All accounts 90 days in arrears the stored property may be seized until payment is received. Homerun R.V. Storage is permitted to take possession of all Stored Property after 90 days in arrears.

The tenant acknowledges that the following rules will be strictly followed:

  1. No loose goods whatsoever will be left on or around the premises. A clean up fee will be charged if the stall is left unclean of $100
  2. Customer shall not perform any illegal acts or carry on any trade, business or occupation on the premises.
  3. No Stored Property will be occupied at any time as a business or a residence, for any amount of time whatsoever.
  4. Customer will not interfere, endanger or damage with any other tenant or property.
  5. There will be no loitering on the premises.
  6. The premises will be used for storage of the listed above Stored Property only.
  7. The customer shall not keep, use or store any firearms, explosives, toxic chemicals on premises. This does not include household chemicals and propane or other fuels that are part of the unit.
  8. The customer agrees to abide by all the above terms and conditions and agrees that the above constitutes the entire agreement between Homerun R.V. Storage and tenant.
  9. the customer shall not assign this rental agreement in whole, or in part, nor sublet all, or any part of the stall, not permit, any other person, firm, or corporation to use, or occupy the stall without the prior written consent of Homerun, RV storage, which consent may be withheld.
  10. maximum speed limit on premises is 10 km/h.
  11. Customer must not discharge the clean, gray or black water tanks onto homerun RV property. Violators will be charged a $250 environmental cleanup fee. Black and gray water valves must be close securely to avoid leaking and odors.
  12. Customer must not discharge propane tanks on the premises.
  13. Customer must have insurance on their RV and property pertaining to RV.
  14. The customer acknowledges receipt of a copy of this agreement.

RELEASE OF INDEMNIFICATION OF HOMERUN RV STORAGE :

All property kept or stored in the stall shall be kept or stored at the risk of the customer . The customer releases home, run RV storage from every claim it has, or might have in connection with anything that has occurred or might occur on or in connection with the stall. The customer releases Homerun RV from any losses, including loss of fees and other amount, payable by the customer pursuant to this rental agreement, of any claims or actions, damages, liability, and expense in connection with the loss of life, personal injury, damage to property, or any other loss or injury whatsoever rising from or out of this rental agreement. If Homerun RV storage shall, without fault, on its part, be made party to any litigation commenced by or against the customer, the customer shall protect, and hold Homerun RV storage harmless and shall pay all cost, expenses, and reasonable legal fees incurred or paid by Homerun RV storage in connection with such litigation.

OVERVIEW

We are a storage service provider only. As such, we only accept pre-paid storage customers. To be clear, this means that regardless of your unit size, selected term, or discount / promotion (if applicable) ALL services requested are paid in full at the beginning of the term.

Refunds

We do not offer refunds of any kind. This means that once you agree to the terms and conditions of our storage service, there will be no refunds offered after contract has commenced.

Renewals

All term renewals are automatic and assumed. This means that unless you cancel your service with us, your term will automatically be renewed and you will be charged for it. You must cancel at least 30 days prior to your renewal date, and you must cancel in writing. Otherwise, you will automatically be renewed for the same term and charged accordingly. Any applicable promotions will be applied upon renewal once paid in full.

Exchanges / Upgrades

If at anytime during your pre-paid term, you wish to substitute your stored unit for any reason, we will do our best to accommodate your request if we have the space. You will be able to upgrade your space requirements per our rate schedule, but no refunds will be issued during the term for any downgraded (smaller) unit requests.

Insurance

All units coming into Homerun RV lot, must have theft and fire insurance.

Cancellations

Service cancellation are 100% at the customer’s sole discretion, so the storage agreement can be terminated at anytime with 30 days written notice; however, no refunds will be issued under any circumstances.
